Why isn’t my home selling? This is a question that I often hear asked of real estate agents, and one that has several explanations or possibly a combination of reasons. In my experience working as a licensed real estate professional, I have found that there are 5 possible answers to the question, “Why Isn’t My Home Selling?”
You might notice that the first 3 reasons are all related to issues with the home itself and the next 2 issues are directly related to the listing agent. The only thing on this list that cannot be changed is #3, location, while the remaining four can all be modified. So, it is important to figure out why your home isn’t selling and if it is not because of the location, then one or all of the other answers are probably true and it might be time to make a change!
Why Isn’t My Home Selling?
#1 The home is priced too high
#2 The home doesn’t show well
#3 The home is not in a desirable location
#4 The listing agent has not marketed the home properly or accurately
#5 The listing agent does not answer or return phone calls, emails, and/or text messages
If your home is priced too high, then you are in essence pricing yourself out of the market. If you are not getting many (or any) showings, then it is likely the price, unless one of the other reasons above applies.
If your home is dirty, cluttered and doesn’t show well, then that should be self explanatory. The home should be cleaned and organized prior to listing the home for sale…the saying goes “a picture is worth a thousand words” and this is very true in real estate and especially true of listing pictures. Most buyers these days shop for homes online and if the home does not photograph well, then it won’t attract buyers!
Location, location, location…if your home backs to a major street, railroad tracks, power lines or has another “issue” then you try to counteract the poor location with positives in order to bring buyers through the door. Price the home accordingly based on the location and it will likely still sell!
If the home is not marketed properly or accurately online, then it could be missed altogether by prospective buyers! Since most buyers shop for homes online and most agents rely heavily on the MLS to help identify homes for their clients, mistakes in the listing information could cost you more than money, they could prevent buyers from ever “seeing” your home at all! Marketing is essential to selling a home!
Communication is key! If you have trouble getting in touch with your listing agent and they never answer or return your calls, then it is likely that they aren’t responding to anyone else either! This should be a HUGE red flag for home sellers. If an agent is not responsive to your needs, then don’t hire them…find someone else who is better suited for the job!
