Home Sellers Guide to A Successful Home Sales Experience

Step 2: Select your listing price! This is a very important step and your Realtor will provide you with recent sales to help you determine current market value. Pricing the home appropriately will set you up for success!

Step 3: Get your home ready to hit the market! Pack up your personal photos, de-clutter, lightly stage if necessary and make sure all of the little projects around the house are done. First impressions matter, so don’t just focus on the inside, make sure your home has curb appeal too! Plant fresh flowers if needed, have a clean cut lawn and a weed-free yard. Ask your Realtor for advice on what you can do to get your home ready to sell.

Step 4: After all of the listing paperwork is signed and preparations have been made, your Realtor will officially put your home on the market and begin marketing! Get ready for showings! If you are able, remove pets from the home for each showing. Turn on the lights, open the window treatments and make sure your home is light, bright and welcoming to potential buyers!

Step 5: Receive offers and negotiate the terms of the purchase contract. This may include multiple offers and counter offers (we are seeing this more and more in today’s real estate market), but it is important to analyze each offer and rely on your Realtor’s expertise to guide you through the negotiation process.

Step 6: Once you have accepted an offer, your home is officially under contract and escrow will be opened with the title company.

Step 7: Inspection and appraisal. These are 2 of the most important hurdles in any real estate transaction and with both contingencies, there is the opportunity and sometimes the necessity for additional negotiations. As a seller, be sure that your home is properly maintained and show ready throughout the sales process, including for the inspection and appraisal.

Step 8: Closing has finally arrived! Once the seller has moved out of the home (prior to the final closing date) and ensured that the home is in move-in ready condition, the buyer will have the opportunity to do a final walk-thru of the home. Both parties will attend separate signing appointments at the title company and once everyone has signed documents, the buyer’s lender will fund the loan on the day of closing, and the title company will release the closing package to the County for final recordation. This is when the owners of record will be updated to reflect the new owners names and the buyers will receive keys to their new home! Once final recording has occurred, you are officially off the hook and have SOLD your home! Congratulations!
