Home Buyers Guide to A Successful Home Buying Experience
The home buying process does not have to be overwhelming, as long as you have an experienced Realtor on your side and you are armed with information on how to navigate the experience with confidence!

Step 2: Identify a fabulous local lender and get pre-qualified to buy! In Arizona, this includes a formal pre-qualification form (PQF) which will be signed by both the lender and buyer(s) and is a required document that must accompany any written offer.
Step 3: Begin your home search! The real estate market moves quickly, so it is best to wait to start looking until you are 100% prepared to make an offer. Once you have your PQF in hand, then you are ready to go…rely heavily on your Realtor’s expertise to help you identify homes that meet your specifications. Communicate clearly with your agent to let them know your absolute needs and also a list of your wants too.
Step 4: Make an offer on your dream home! I encourage my clients to write a brief letter of introduction to be submitted with their offer package. Real estate is not just a business transaction, it is also a very emotional process. In my experience, sellers are excited to know a little bit about the buyers who are wanting to buy their home and what they love about the property.
Step 5: Negotiate the terms of the purchase contract. This may include counter offers, sometimes more than one, but rely on your Realtor’s expertise to guide you through the negotiation process.
Step 6: Once your offer has been accepted, you are officially under contract and escrow will be opened with the title company.
Step 7: Inspection and appraisal. These are 2 of the most important hurdles in any real estate transaction and with both contingencies, there is the opportunity and sometimes the necessity for additional negotiations.
Step 8: Closing has arrived! You will have a final walk-thru of the home your are buying along with an appointment at the title company to sign all of the final paperwork (loan documents, deed, etc). Once both parties have signed documents, the lender will fund the loan on the day of closing, and then the title company will release the package to the County for final closing and recordation. This is when the owners of record will be updated to reflect the buyers names! Once final recording has occurred, you are officially homeowners and will receive your keys! Congratulations! You did it and now the fun of moving in to your new home begins!
